Terms and Conditions for Booking Les Moreaux Virollet


Please read the following Terms & Conditions before signing and returning the completed booking form to the address given:

To Book Your Holiday
To reserve Les Moreaux, the party leader (who must be over 18) should sign the booking form and return it to the address listed below together with initial deposit. On receipt of the booking form and deposit your reservation will be confirmed by means of an invoice/statement advising you of the balance and due date (6 weeks prior to the first day of your booking). This then becomes a formal acceptance of the booking.

Deposit/Cancellation
A non-refundable deposit of £100.00 for each week booked is required to secure the booking.

Balance
The balance of the total amount due, together with a £100 damages deposit cheque, is payable not less than 6 weeks prior to the start of the rental period. If payment is not received by the due date, the owner reserves the right to give notice in writing that the reservation is cancelled and all monies paid are forfeited. Reservations made less than 6 weeks from the start date of the rental period requires full payment at the time of booking.

Damages Deposit
A separate damage deposit cheque of £100 should to be sent with the balance due. This cheque is refundable in full/part within 14 days of departure following an inventory check by owners. Damaged or missing items will be replaced/repaired and invoices produced to support any deductions made from the damage deposit. The sum reserved will not limit the client's responsibility to the owner.

Maximum Numbers
The maximum number to reside in the property must not exceed 6 + baby unless the owner has given written permission. Under no circumstances can clients 'sub-let' to additional guests.

Due Consideration
The client agrees to be a considerate tenant and to take good care of the property, leaving it in a clean and tidy condition at the end of the rental period. The owner reserves the right to retain an appropriate amount from the security deposit to cover any additional cleaning costs if the client leaves the property in an unacceptable condition. The client also agrees not to act in such a way that would cause disturbance to any neighbouring property or land.

Pets
Sorry, but for practical reasons we do not allow pets.

INCLUDED IN THE PRICE OF YOUR BOOKING:
* items marked with an asterisk do not apply to long term/winter lets.

All bed linen. A change of bed linen is also provided at end of the first week for 2-week stay.

Tea towels, bathmats and bath towels are provided for your use but we ask that you do supply your own beach/pool towels.*

Electricity, fuel and water costs.*

All necessary cooking and washing facilities,including dishwasher, microwave, coffee maker and washing machine

A cot, cot sheets, highchair, 2 stairgates and plug socket safety covers are available upon request prior to arrival.

An additional 'Z' bed is available and should you have three children whom you would prefer to share a bedroom this can be made up ready in the twin bedroom. Please request prior to arrival.

A 'welcome pack' of basic provisions, such a bread, milk, eggs, butter, loo rolls etc, is included and will be in the house prior to your arrival.

DVD and video player and satellite TV and a supply of paperbacks.

Garden and pool furniture and barbecue.

Arrival Time/Departure Time
To allow for ease of changeover we would request that guests arrive on Saturday afternoon/evening of the first day and vacate by 10am on the Saturday of departure - thank you.

We will be on hand to meet you and answer any questions you may have.

Directions
Local directions from the A10 (junction 36), or from La Rochelle or Bordeaux airports are available upon request.

Liability - The owner will not be liable to the client for the following:

any temporary defect or stoppage in the supply of public services to the property, nor in the respect of any equipment or appliances.

any loss, damage or injury as a result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the owner.

any loss, damage or inconvenience caused to or suffered by the client if the property shall be destroyed or substantially damaged before the start of the rental period and in any such event, the owner shall, within seven days of notification to the client, refund to the client, all sums previously paid in respect of the rental period.

Clients are responsible for their own and, if applicable, for their children's safety and security for the entire period of their stay at Les Moreaux

Please note that the wooden staircase is uncarpeted, for reasons of safety, children and adults alike are strongly recommended not to use the stairs in stockinged feet.

Under no circumstances shall the owners' liability to the client exceed the amount paid to the owner for the rental period.

Clients are advised to take out appropriate comprehensive holiday insurance (including cancellation cover) and to have full cover for the party's personal belongings, public liability etc, since these are not covered by the owner's insurance.

Use of the pool is entirely at your own risk and is unsupervised by qualified lifeguards. As a legal requirement the pool is alarmed. Children are allowed in the pool area only when accompanied and fully supervised by an adult. For safety reasons please only use the plastic glasses, plates and utensils provided for use around the pool.

Smoking is not permitted inside the house for reasons of safety. Ashtrays are supplied but we would ask that you use the patio area for smoking and that you dispose of the ashtray contents carefully and considerately - thank you.

General Equipment Information

Cooker
The cooker uses bottled gas.

Washing Machine and Dishwasher
Instruction booklets will be supplied with the above.

Equipment Breakdown
Guests are requested to report directly to the owner, or nominated caretaker, any defects in the property or breakdown of equipment or appliances. The owner or caretaker will arrange for any repair and/or replacement of equipment or appliances as soon as physically possible.

Use of Bleach (Javel)
There is no mains sewerage here, so we have what is called a 'fosse septique' (septic tank) to cope with all waste products. As this works by means of natural bacterial breakdown, it is essential that NO BLEACH (in French, JAVEL), or products that contain bleach, are used for cleaning or any other purposes as this interferes with the natural breakdown process - thank you.

Contact Details/Emergency Equipment
In the event of an emergency, a list of local emergency numbers is displayed in the house. There is a fire blanket under the kitchen sink and the house is also fitted with smoke alarms. A fire extinguisher is provided for your benefit and protection.

We ask for your fullest co-operation on the few conditions we are obliged to make and to leave the accommodation in the same clean and tidy condition as it is found - thank you and we look forward to welcoming you to your holiday home in the beautiful Charente Maritime.
